DESCRIPTION

Built on a deep peat/liquefiable site, we designed the hotel in timber reducing weight, pile depth and cost. Traditional light timber framing and familiar Gib Systems supplemented with some steel in parts increased the pool of building contractors who could build it.

The building had interesting diagonal bias butterfly roof and canopy design with large 3m eaves in a high wind uplift situation.

We saved a building hydrant system with agreement of Fire and Emergency NZ by providing a second fire service entrance with mimic panel.

Selection of the required wall and floor systems for fire and sound and to accommodate conflicting air conditioning requirements and owners sound expectations.
